Barry E. Breeman

CO-CHAIRMAN

Barry Breeman is a founder and principal responsible for property acquisitions, property development, debt financing and strategic planning. In 1998 he partnered with North Star Capital Partners Investment Corp. in the acquisition of the development, management and leasing business of Manley Berenson Associates, Inc. as well as their three enclosed malls and one community shopping center, all of which are located in Puerto Rico. Subsequently, Manley Berenson was acquired by CPG. During his career, Mr. Breeman has purchased, financed, operated and disposed of over $15 billion of real property and real estate-related businesses.

Michael Lefkowitz

Principal, CPG Real Estate

Michael G. Lefkowitz is a principle in CPG responsible for overseeing strategic direction. Mr. Lefkowitz was the COO of CPG’s Puerto Rico Retail Portfolio, the sale of which was the largest real estate transaction in the history of the island. Prior to joining CPG, Mr. Lefkowitz was a member of the executive team at Edison Properties, a diversified real estate company owning, developing and managing office buildings, Manhattan Mini Storage facilities and parking facilities throughout the New York Area. Prior to that , Mr Lefkowitz was a tax associate at Kronish Lieb Weiner and Hellman. Mr Lefkowitz graduated from Columbia University with a degree in Economics in 1981, Stanford Law School in 1984, and from New York University School of Law in 1986 with an LLM in Taxation.

Gary M. Kravetz

Principal

Gary M. Kravetz is a principal of CPG and responsible for Acquisitions and Finance. Prior to joining CPG, Mr. Kravetz was Managing Director of Tishman Speyer and general counsel for the Emerging Markets Group (Mexico, Brazil, China and India). Prior to Tishman Speyer, Mr. Kravetz was a partner at the law firm Cooley in New York, where he represented private equity groups, investment banks and REITs on all aspects of real estate transactions, including joint ventures, financing, development and leasing, as well as both portfolio and single-asset acquisitions and dispositions throughout the U.S., Latin America and the Caribbean. Previously, Mr. Kravetz was a real estate attorney with the law firm Skadden, Arps, Slate, Meagher & Flom LLP and was an associate in the real estate advisory services practice at PricewaterhouseCoopers. Mr. Kravetz earned a JD from the University of Miami and an LLM in taxation from New York University.

Samuel Kirschner

Principal, CPG Real Estate & President, CPG Island Servicing

Samuel Kirschner is a responsible for running CPG’s distressed debt and special servicing businesses as well as overseeing the development of Paseo Caribe and executing capital markets initiatives. Prior to joining CPG, Mr. Kirschner was a founding partner of Dawn Homes Realty Investors LLC, an equity fund that acquired and operated multifamily housing developments throughout the Northeast United States. Prior to his time at Dawn Homes, Mr. Kirschner held senior management positions at Hypo Real Estate Capital Corporation, GMAC Commercial Mortgage Corp. and Daiwa Securities. Earlier in his career, Mr. Kirschner practiced real estate law at Kaye Scholer and was a practicing CPA with Ernst & Young and The Equitable. Mr. Kirschner received his Bachelor of Science undergraduate degree from SUNY Albany School of Business where he graduated cum laude and his law degree from Fordham University School of Law where he graduated cum laude, was an Associate Editor of the Law Review and a Member of the Order of the Coif.

Stanley R. Zippin

Principal, CPG Real Estate

Stan Zippin is a principal and CFO for CPG’s investments. Before joining CPG in 2003, Mr. Zippin was a Senior Vice President responsible for all property accounting functions and information technology at Regency Centers Corp., a New York Stock Exchange-listed shopping-center investment trust. Previously, he was a Senior Vice President of Operations at Branch Properties, overseeing the management and leasing of more than 7 million square feet of shopping centers. Prior to that, Mr. Zippin worked with Metlife where he was involved in various aspects of their financial accounting and reporting for office, retail, hospitality, warehouse/distribution and mixed-use properties. Mr. Zippin started his career with Arthur Young and Company (now Ernst and Young). Mr. Zippin is a CPA who received his undergraduate degree in accounting and his MBA in finance and real estate from the University of Florida.

Kenneth M. Blatt

Principal, CPG Real Estate

Kenneth M. Blatt is a principal responsible for overseeing the development and asset management of Dorado Beach’s hotel, golf and real estate operations. He oversaw all of CPG’s hospitality investments in the Caribbean and Central America and is developing CPG’s domestic U.S. platform. Mr. Blatt has extensive experience in developing and investing in hospitality and mixed use real estate projects and has been investing in private companies for over 35 years. Prior to joining CPG, Mr. Blatt created a holding company actively involved in investments in the service sectors of Eastern Europe employing over 1000 people in Romania and Bulgaria. . Earlier in his career, Mr. Blatt practiced real estate law at Sills Cummis and was a tax specialist at Coopers & Lybrand. Mr. Blatt is a graduate of the Cornell School of Hotel Administration, received his law degree from Emory University and an advanced business certificate at INSEAD. He is an active Board member of Cornell Hotel School’s Pillsbury Institute of Hospitality Entrepreneurship and an elected member of the Cornell University Council. He formerly chaired the House Committee of The Core Club in NYC and currently serves on the Board of Trustees of Saint Andrews School in Boca Raton, Florida.

John E. Johnson

Executive Vice President and Chief Financial Officer, CPG Real Estate

Mr. Johnson is responsible for all accounting, reporting and treasury functions for CPG’s investments. Before joining CPG in 2005, Mr. Johnson was a Vice President responsible for resort property accounting and collections functions at Fairfield Resorts (now Wyndham Vacation Resorts), a subsidiary of Wyndham Worldwide. Previously, he held various senior positions including Corporate Controller at Sunterra (now Diamond Resorts) that included SEC reporting for an IPO as well as secondary debt and equity offerings, mortgage securitizations, integrating acquisitions, negotiating acquisitions along with sales, marketing, and operations management. Prior to that, Mr. Johnson started his career as an auditor with KPMG. Mr. Johnson is a CPA who received his undergraduate and master’s degree in accounting from The University of Florida.

J. Craig Kaempfer

VICE PRESIDENT

Craig Kaempfer is responsible for managing accounting, budgeting, financial reporting, audit and tax compliance for several of CPG's investments. Mr. Kaempfer joined CPG in 2003. Prior to joining CPG, Mr. Kaempfer was an audit manager at Ernst & Young LLP, serving a wide range of national and international public and private corporate clients. Mr. Kaempfer is a Certified Public Accountant and received a Bachelor degree in Accounting from Florida Atlantic University and a Bachelor degree in Finance from the University of Florida.

Kevin Hetherington

Vice President

Kevin Hetherington is responsible for coordinating loan servicing, accounting, valuations, reporting, analytics and investor relations with a focus on the distressed debt business. Prior to joining CPG, Mr. Hetherington worked at Bayview Asset Management handling their small balance commercial origination, sales and servicing platform. Before Bayview, Mr. Hetherington worked in Bank of America's structured finance group in Houston arranging structured and syndicated deals for large multinational energy and power companies. Mr. Hetherington received his B.A. from Georgetown University.

Drew Hoffman

Vice President

Drew Hoffman is responsible for CPG’s investor and lender financial reporting. Prior to joining CPG, he was an Audit Senior Manager with Deloitte & Touche LLP, where he supervised engagement teams and advised multinational clients in financial accounting, internal controls and financial reporting matters. Mr. Hoffman, a Certified Public Accountant, received a Bachelor of Science in Accounting from the University of Florida and a Master of Accounting from Florida Atlantic University.

Michael Rader

Vice President

Michael Rader is responsible for evaluating, structuring and executing real estate equity and debt investments. In addition, he is engaged in CPG’s capital markets initiatives and asset management of investments. Prior to joining CPG, Mr. Rader was an associate in the portfolio management group at Torchlight Investors where he underwrote and analyzed various fixed income opportunities including CMBS, CRE CDOs and high yield whole loans. He began his career as an analyst at J.P. Morgan working within CMBS Origination. Mr. Rader graduated with honors from Binghamton University, with a Bachelor of Science degree in Finance and Management Information Systems.

Eric Sitman

Associate

Eric Sitman is responsible for evaluating and executing real estate equity and debt investments. Prior to joining CPG, Mr. Sitman was an analyst at Torchlight Investors, where he was responsible for underwriting opportunistic real estate debt investments. He received his Bachelor of Business degree in Real Estate and Urban Land Economics from the University of Wisconsin – Madison School of Business.

Oriol Gimenez

Managing Partner, CPG Hospitality and Alójica

Oriol Gimenez is Managing Partner of CPG Hospitality, responsible for all transactions and capital markets efforts for CPG’s existing portfolio. Mr. Gimenez has structured and executed debt and equity real estate transactions for CPG totaling US$1.5bn since 2010. Mr. Gimenez was previously a manager at the Hospitality & Real Estate Advisory Group of Ernst & Young where he specialized in real estate development, strategic advisory, and transaction due diligence across the Americas. His professional career includes hospitality positions at InterContinental Hotel Group, Marriott Hotels & Resorts and Leading Hotels of the World in Europe and the United States. He received his business undergraduate degree from Pompeu Fabra University in Barcelona, Spain, and a Masters of Management in Hospitality with honors from the Cornell School of Hotel Administration.

Mr. Gimenez is also a Managing Partner of Alójica, a real estate investment management company focused exclusively on lodging real estate opportunities in Mexico.

Marta Molina Seal

Managing Partner, CPG Hospitality and Alójica

Marta Molina Seal is a Managing Partner of CPG Hospitality, responsible for all asset management and development efforts for CPG’s existing portfolio. Mrs. Molina has overseen the performance of CPG's more than 3,000 hotel keys and hospitality-related assets over the years and assessed prospective hotel investments including development, repositioning and disposition strategies. Prior to CPG, Mrs. Molina evaluated the market potential and financial returns for all proposed Marriott and Ritz-Carlton lodging products throughout Latin America and the Caribbean. In her native Panama, Mrs. Molina was a Policy Advisor to the Presidential Committee on Sustainable Development and served as Director of Marketing and Analysis for the Panama Tourism Board. She earned a Bachelor of Science degree from Cornell University's School of Hotel Administration and a Master of Science in Foreign Service from Georgetown University's Walsh School of Foreign Service.

Mrs. Molina is also Managing Partner of Alójica, a real estate investment management company focused exclusively on lodging real estate opportunities in Mexico.

Edward Stutz

VICE PRESIDENT, COMMERCIAL

Edward Stutz is responsible for executing the property management and leasing initiatives for CPG's commercial operating and development assets. Prior to CPG, Mr. Stutz worked for a variety institutional real estate owners and operators where he concentrated on operational efficiencies, value creation and revenue preservation protocols through the proactive asset management of over 22 million square feet and execution of over 15 million square feet of leases over a variety of asset classes. He received his Bachelor of Science degree from the University of Hartford.

Jacob Manevich

VICE PRESIDENT, RETAIL LEASING

Jacob Manevich is responsible for all retail leasing for CPG. Prior to joining CPG, Mr. Manevich was the Director of Leasing for Lerner Enterprises, Inc., the largest private owner of commercial real estate in Washington, D.C. and oversaw 4 million square feet of super regional malls, lifestyle centers, and downtown retail. Prior to his involvement with Lerner Enterprises, Mr. Manevich was the Director of Leasing for First Washington Realty, LLC. and oversaw one of the larger grocery-anchored shopping centers portfolios in the Mid Atlantic. Mr. Manevich started his career with the Pyramid Group, Inc. and was the Senior Leasing Executive responsible for Palisades Mall – the 2nd largest mall in New York. Mr. Manevich received his Bachelor of Science in Finance from the University of Maryland and his MBA from Fordham University.

John Livanos

ASSOCIATE

John Livanos is currently responsible for loan restructuring, dispositions, and asset management within CPG’s distressed debt portfolio. Prior to joining CPG, Mr. Livanos was an Associate at Gramercy Capital where he was responsible for underwriting and analyzing various fixed income opportunities including Bridge and Mezzanine CRE loans, CMBS securities, and legacy CRE CDO bonds as well as assisting in the restructuring of over $2 billion in bridge and mezzanine loans. Mr. Livanos graduated from Lafayette College with a Bachelors of Arts degree in Economics & Business.

Juan Carlos Batlle

SENIOR MANAGING DIRECTOR

Juan Carlos Batlle is co-head of CPG’s distressed debt and loan asset management business in Puerto Rico. He joined CPG after careers in both the private and public sector. Mr Batlle was previously Senior Vice President and Director of Investment Banking at Santander Securities, President & CEO of Santander Asset Management, and Managing Director of Santander Securities. He was also a member of the Board of Directors of Santander Securities Corporation, Santander Asset Management Corporation, and the First Puerto Rico Family of Funds. In the public sector Mr. Batlle held a top fiscal and economic position under former Governor Luis G. Fortuño. He served as Vice Chairman and President of the Government Development Bank for Puerto Rico. He holds a degree in Economics from the College of Literature, Science and the Arts of the University of Michigan.

Anthony Santoro

SENIOR MANAGING DIRECTOR

Anthony Santoro is co-head of CPG's distressed debt and loan asset management business in Puerto Rico. Before joining CPG, Mr. Santoro he worked at Kinight Capital Group and Operating Partners Co. where he gained extensive experience in financial investment, financial management, real estate financing, mortgage process management and compliance, corporate and institutional financing, warehousing, cash and risk management. Mr. Santoro graduated from Ithaca College with a BS in Management.

Oneida Pérez

GENERAL COUNSEL AND COMPLIANCE OFFICER

Oneida Pérez is responsible for managing the CPGIS legal team including workouts, resolutions, employee relations, business ethics and monitoring functions. In addition, she provides counsel on commercial negotiations, commercial litigation, complex settlement transactions and related agreements as well as general legal advice and guidance in bankruptcy and property law, ethics and corporate compliance. Prior to joining CPG, Ms. Pérez represented Banco Popular de Puerto Rico and was an attorney for Blackpoint Management LLC in NYC, managing construction and commercial assets located in Puerto Rico. She holds a bachelor's degree from the University of Puerto Rico, Mayagüez Campus. She also earned a juris doctor degree from the University of Puerto Rico Law School.

Mario Ramirez

Mario Ramirez is responsible for a portfolio of non-performing assets comprised primarily of distressed loans guaranteed by real estate and REO properties—including residential projects under development, commercial properties, industrial properties, and land. In addition, Mr. Ramirez maintains relationships with the company's partners and third-party clients. Before joining CPGIS, he was a Senior Vice President and Vice President for various Puerto Rico-based financial institutions. Mr. Ramirez holds a bachelor's degree in finance and a juris doctor degree from the University of Puerto Rico.

Luis Guzman

FIRST VICE PRESIDENT

Luis Guzman is responsible for a portfolio of non-performing assets comprised primarily of distressed loans guaranteed by real estate and REO properties—including residential projects under development, commercial properties, industrial properties, and land. Prior to CPGIS, Mr. Guzman worked for Banco Popular de Puerto Rico as Vice President for their construction loans division, where he was responsible for origination, underwriting, closing and administration of residential and commercial construction loans. Mr. Guzman holds a bachelor’s degree in finance from Bentley University in Massachusetts and is a licensed real estate broker in Puerto Rico.

Hector Del Río

FIRST VICE PRESIDENT

Hector Del Río is responsible for a portfolio of non-performing assets comprised primarily of distressed loans guaranteed by real estate and REO properties—including residential projects under development, commercial properties, industrial properties, and land. Prior to CPGIS, Mr. Del Río worked as a relationship officer and account executive in the corporate, commercial and construction loans divisions of Banco Santander and Banco Popular. He earned his BA in Business Administration from Marquette University and holds a master's degree in finance and a juris doctor degree from the Interamerican University of Puerto Rico.

Eric Higuera

FIRST VICE PRESIDENT

Eric Higuera is responsible for a portfolio of non-performing assets comprised primarily of distressed loans guaranteed by real estate and REO properties—including residential projects under development, commercial properties, industrial properties, and land. Previously, Mr. Higuera held several positions with various Puerto Rico-based financial institutions working in business development, middle markets, commercial real estate finance, construction lending, and workouts. He obtained a B.A. in finance from Duquesne University.

Nellie Soto

FIRST VICE PRESIDENT

Nellie Soto specializes in managing distressed commercial portfolios resulting from corporate mergers, acquisitions and restructurings, leveraged buyouts, sourcing of capital, and investing. Prior to joining CPGIS, Ms. Soto was Office Manager and Relationships Manager for Bayview Loan Management, LLC. Previously, she served as Vice President of Commercial Credit Loan Administration and Risk Management for Western Bank of Puerto Rico. Ms. Soto began her career as a District Credit Officer at Banco Santander Puerto Rico. She graduated from the University of Puerto Rico, where she earned a bachelor’s degree in business administration.

Raúl Angleró

FIRST VICE PRESIDENT

Raúl Angleró is responsible for a portfolio of non-performing assets comprised primarily of distressed loans guaranteed by real estate and REO properties—including residential projects under development, commercial properties, industrial properties, and land. Mr. Angleró began his career at the Chase Manhattan Bank Western Hemisphere Credit Training Center, then subsequently held account manager, department head and senior lending officer positions at Citibank, Scotiabank, Doral Bank and Banco Cooperativo de Puerto Rico, working in commercial and corporate banking, remedial management, credit administration, collections and automotive financing. He earned a B.S. in Finance from Syracuse University.

Rafael F. Muñoz Cruz

VICE PRESIDENT

Rafael F. Muñoz Cruz is responsible for a team of analysts that provide key performance indicators and other investor reporting functions on the non-performing debt investments. Additionally, Mr. Muñoz implements various management information processes within the organization. Prior to joining CPGIS, he worked for two Puerto Rican financial institutions over more than 11 years and was responsible for financial budgeting and planning, implementing databases and software applications, and developing consumer products. Mr. Muñoz graduated from the University of Puerto Rico with a BA in Accounting and an MBA in Computing in Open Information System from Inter-American University of Puerto Rico.
